The large bedroom is very relaxing due to its soft colors overlooks Campo San Sebastiano. The living room is bright with a practical movable wall which can shield the sofa bed. In the morning the whispered singing of the nuns of the adjacent monastery spreads a celestial feeling. The flat in Dorsoduro, next to the Church of St. Sebastian, is located on the first floor of a red house just in the middle of the “Camp”. The sunny house is waiting for you. This area Is a peaceful oasis, far from the noisy tourist flow but it offers any handy comfort: the ferry is quite near (San Basilio), one of the most beautiful and romantic Venetian walk, the sunny “Fondamenta Zattere” on the Canale della Giudecca, a supermarket which is opened till late in the evening. In this area there are some of the most interesting museums: The Accademia and the Peggy Guggenheim. In addition to it, we can’t forget the presence of one of the most suggestive churches of this district: San Niccolò dei Mendicoli.

Arrivals and Departures

Cleaning and Garbage Pickup

Before leaving guests must leave the kitchenette clean and wash dishes and the hob.

Besides, due to the uniqueness of Venice as a city (there are no bins and trash must be left in specific pickup points) guests must take care of garbage pickup.

More info will be provided at the arrival.

An extra fee might be charged in case of non-compliance with this procedure.

Extra Costs

The rental price does not include final cleaning of € 40,00. It does not include city tax too.

City tax is variable, depending on the type of accommodation and must be paid for the first 5 night of stay.

The City Tax for this apartment amounts to € 4,00 per night/person. Kids between 10 and 16 years old pay half of the amount.

Arrival Procedure

As required by Italian law, all Guests are obliged to:

register by providing the details of all occupants (including minors) and uploading a photo of at least one valid identity document via a link that will be sent prior to arrival (online check-in);

digitally sign a rental agreement that will be sent by email prior to arrival;

present an identity document upon arrival for identification purposes, including through digital verification systems.

Condo Rules

All the rules of the condo must be observed. It is forbidden to bother other residents. Loud noises are not allowed between 1:00 and 3:00 pm and between 10:00 pm and 8:00 am (see urban police regulation).

Prices

Price change according to the period, the number of nights and travellers number. Minimum stay requested: 3 nights.

High Season

March - October

Minimum Price: € 140 (2 pax)

Maximum Price: € 210 (4 pax)

Low Season

November - February (special periods not included)

Minimum Price: € 120 (2 pax)

Maximum Price: € 180 (4 pax)

Specials

Special periods (such as Carnival, Biennale, Mostra del Cinema, New Year's Eve)

Minimum Price: € 160 (2 pax)

Maximum Price: € 240 (4 pax)

Reservation and Payments

To check the availability, please contact us via Whatsapp or email.

To confirm the booking will be request a deposit to 30% of the booking amount, excluding extra costs, by bank transfer or Paypal. Any transaction cost shall be paid by the customer.

The balance must be paid at least 5 days before arrival if by bank transfer or 3 days if by Paypal.

The balance in cash on arrival is also allowed. We cannot accept credit card payments.

Cancellation Policy

Until 7 days before your arrival the deposit will be totally refunded. Between 6th and 3th day before your arrival will be refunded the 50% of deposit. From that day on, your deposit won’t be refunded.

Any transfer cost is charged to the customer.

In case of early departure, a penalty equal to 50% of the cost of overnight stays not used will be withheld.
